What is DSCR?

Debt-service coverage ratio, or DSCR, compares annual net operating income with annual principal-and-interest payments. This page estimates the payment for a fully amortizing loan from the entered balance, annual interest rate and term, then divides annual NOI by twelve monthly payments. The ratio is often written with an “x,” such as 1.25x.

This is a screening calculation, not a lender decision. A lender may define NOI, annual debt service, amortization, reserves and minimum coverage differently. Balloon loans, interest-only periods, taxes, insurance and other obligations can make an actual underwriting ratio differ from this estimate.

How to Use This Calculator

  1. Enter the nominal annual interest rate used for the loan estimate.
  2. Enter the amortization term and choose years or months. The term determines the number of monthly payments.
  3. Enter the positive loan balance and its currency.
  4. Enter annual NOI in the same currency. NOI should cover the same twelve-month period used for comparison.
  5. Select Calculate. The page finds a monthly amortizing payment, multiplies it by 12, and divides NOI by that annual debt service.

The two currency selectors must match because dividing, for example, dollar income by a euro payment without conversion would produce a meaningless ratio. The page labels broad bands, but the lender’s own threshold controls a real application.

Formula Used

For monthly rate r = annual rate ÷ 12 and n monthly payments:

Monthly payment = P × [r(1 + r)n] ÷ [(1 + r)n − 1]

At 0% interest, monthly payment = P ÷ n.

Annual debt service = monthly payment × 12
DSCR = annual NOI ÷ annual debt service

Variables Explained

DSCR inputs and calculated values
TermMeaning on this pageImportant boundary
Interest rateNominal annual loan rate as a percentage.Fees and changing rates are not modeled.
TermFull amortization period in years or months. It is not necessarily the balloon maturity.
Loan amountPrincipal used to estimate payments.Must be positive and in the NOI currency.
NOIAnnual net operating income entered by the user.Use the lender’s definition for underwriting.
DSCRNOI divided by estimated annual debt service.A unitless coverage ratio, not a return percentage.

Worked Example

Consider a USD 300,000 loan at 6% over 30 years and annual NOI of USD 36,000. The monthly rate is 0.06 ÷ 12 = 0.005, and the term is 30 × 12 = 360 payments. The amortization formula gives a monthly payment of about USD 1,798.65. Annual debt service is about USD 21,583.82.

DSCR = 36,000 ÷ 21,583.82 = 1.6679, or about 1.67x. In plain terms, the entered annual NOI is roughly 1.67 times the estimated annual principal-and-interest payment, leaving about USD 14,416 before costs excluded from NOI or debt service.

Why Use This Calculator?

A DSCR below 1.00x means the entered NOI is less than this estimated debt service. A value of exactly 1.00x means they are equal. Above 1.00x indicates a numerical cushion, but the required cushion is policy-specific. The page’s 1.25 band is a common discussion point, not universal approval guidance; published supervisory material itself shows that thresholds can vary by loan characteristics.

Stress-test the ratio with a lower NOI, higher interest rate or shorter amortization. That often reveals more than a single favorable result. Also compare the estimated payment with the actual note or lender quote.

Common Mistakes

    • Using gross rent or revenue as NOI without subtracting the operating expenses required by the chosen definition.
    • Entering monthly NOI even though the denominator is annual debt service.
    • Using the loan maturity when payments are amortized over a different period.
    • Mixing currencies; the ratio cancels currency units only when numerator and denominator share one currency.
    • Leaving out other debt obligations that a lender includes.
    • Treating 1.25x as a guaranteed approval rule.
    • Assuming the ratio measures profitability or investment return; it measures coverage of debt service.

Frequently Asked Questions

What does a DSCR of 1.25 mean?

It means annual NOI is 1.25 times the annual debt service used in the calculation. Equivalently, the entered income is 25% above that payment total before considering anything omitted from the inputs.

Is a higher DSCR always better?

Higher coverage generally indicates more payment cushion for the values entered, but it does not describe property condition, lease risk, valuation, liquidity or loan terms. Those factors still matter.

Why must both currencies match?

DSCR is unitless only because the same currency cancels in the division. Unconverted amounts in two currencies are on different scales and cannot form a meaningful coverage ratio.

Does the page handle interest-only loans?

No. It estimates a fully amortizing monthly principal-and-interest payment. Use the actual contractual debt service for an interest-only, balloon or irregular-payment loan.

Which NOI should I enter?

For informal planning, use annual property NOI calculated consistently. For underwriting, use the lender’s required definition and adjustments because treatment of expenses, reserves and vacancies may differ.
